Karbon Homes is seeking to establish a Framework Agreement for Principal Contractor services to deliver Extra Care facilities and housing developments, including specialist schemes of up to 124 beds, together with associated housing works.
The framework will support the delivery of Extra Care developments and associated construction projects across Yorkshire and the Humber and the North East of England.
The framework will operate as a single-lot, multi-supplier arrangement, with up to four suppliers appointed at the Group’s discretion. Successful suppliers will be ranked according to their tender evaluation score.
Under the framework, work will normally be allocated by approaching the highest-ranked supplier to confirm capacity and suitability for the required project. Where the highest-ranked supplier is unable to undertake the work, the opportunity will cascade to the next-ranked supplier. Karbon Homes also reserves the right to award work through mini competition where appropriate.

Contract Value – £200,000,000 excluding VAT (£240,000,000 including VAT)
Delivery Length – 1 October 2026 to 30 September 2031, with the option to extend for up to a further two years in 12-month increments, giving a maximum framework duration of seven years.
